All HVAC maintenance plans include an HVAC system checkup:
All electrical connections checked and tightened
All moving parts lubricated
Condensate drain inspected
System controls checked
Cooling system maintenance also includes:
Thorough cleaning, including air filter, indoor coil and condenser coil
Electrical inspection, including proper rating and safe installation of electrical disconnect box, check for exposed wiring, contacts tested and inspected for burning and pitting, capacitors tested and inspected, compressor checked for volt draw and amperage monitored and measured
Blower motor inspection to measure amperage and voltage
Operating pressures of refrigerant monitored
Safety devices inspected for proper operation
Fan blade inspection
Service valves inspected for proper operation
Supply/return temperature differential measured
Ductwork inspected for energy loss
Heating system maintenance also includes:
Air flow duct system test for carbon monoxide
Test for safe and proper operation of ignition system
Test for proper venting of exhaust systems
Supply/return temperature differential measured
Test for proper operation of safety and control circuits
Inspection and adjustment of fan belt tension (if applicable)
Existing air filter cleaned
Blower motor air vents lubricated and cleaned, amperage and voltage measured for proper operation
